Module Description

This module introduces the learner to the Real Estate market, its structure and operation. It also highlights the various Building and Sanitary Legislations, health and safety legal and procedural matters and construction liability aspect. It also introduces the learner to the authorities regulating the building industry mainly the Building and Construction Authority, Occupational Health and Safety Authority, Planning Authority and the Sanitary Authority. This module gives an introduction about building technicalities, defect identification as well as possible latent defects.

Entry Requirements

Students should be in possession of a minimum School Leaving Certificate MQF Level 3

AND/OR

Be in possession of one of the following:

(a) Secondary Education Certificate in English as issued by Matsec at grade 5 or higher.”

(b) Or IELTs 6.0

(c) Or an equivalent qualification.

Audience

Learning Outcomes

At the end of the module/unit the learner will have acquired the responsibility and autonomy to:

  1. Understands the Real Estate Market operates.
  2. Understands the principles of Real Estate Management
  3. Conduct appropriate valuations and keep statistical records pertaining to the property value
  4. Understands basic building and construction materials.
  5. Opt health and safety measures on sites.
  6. Identify and ensure basic sanitary regulations are adhered to
  7. Analyse that the buildings are in line with all Authorities regulating the building and construction industry.
  8. Identify common defects, bad workmanship and possible latent defects.
  9. Identify any irregularities with relevant Building and Construction authorities.
  10. Identify any health and safety issues within the properties being assessed and apply such measures within their practice.

At the end of the module/unit the learner will have acquired the following skills:

  1. Capable of understanding and continually research on Market Evolvement and Changes.
  2. Identify the relevant building authorities required in the intermediation process.
  3. Understand the Practice Health and Safety measures during service profession.
  4. Identify materials used in the construction being exposed to.
  5. Identify the compliance with Building permit and Sanitary requirements.
  6. Identify SDA’s and UCA areas and ensure buildings and clients are in compliance with such areas.
  7. Identify certain property defects, bad workmanship and possible latent defects.

Assessment

This module shall be assessed by way of an assignment, not exceeding 1000 words. Learners must obtain a minimum of 50% of the total mark to successfully pass from the module. In the case that learners do not pass on the first try, learners can re-sit the examination. In the case of recurring failure, learners shall be asked to re-do the module.
